Coastal Use and Climate Adaptation: On Course for the Future
The decision to create a coastal use concept starting in 2027 marks a milestone in climate adaptation and sustainability. The built structures in the state coastal protection dune must be completely dismantled and the areas cleared by the end of 2026. This is part of a long-term strategy to restore the natural protective functions of the dunes and address climate change locally.
The municipality has tasked the administration with submitting a measures and timeline with cost estimates and coordinating with the relevant specialist authorities. In addition, the Tourism Concept 2025–2035 was adopted, which envisions the development of the Baltic Sea spa town towards health, nature, culture, and digitalization. A particular focus lies on climate adaptation and year-round tourism, which will also be integrated into the coastal use concept.
Housing and Rental Prices: Security for Tenants and Landlords
The introduction of a simple rent register under § 558c BGB is another step to ensure market-justified rental prices in Graal-Müritz. This rent register supports the implementation of rent control and is intended to provide both tenants and landlords with transparent orientation.
In the meeting of the Committee for Youth, Education, Sports, Culture, Social Affairs, Seniors, and Housing, it was decided to task the administration with a market survey and to obtain offers from external third parties. The goal is to develop a proposal with a cost framework that is both meaningful and feasible for the municipality and its tenants.
In addition, the municipality has decided to participate in the costs of a balcony extension in a property owned by a homeowners' association. The modernization fee was fixed at 2.00 €/m², and the administration is tasked with coordinating the implementation. This is an example of the active role the municipality plays in the field of socially compatible modernization.
Financial Planning and Tourism: Stability Despite Challenges
The Finance Committee discussed and presented the 2026 business plan of the municipal enterprise "Tourism and Spa Operations." The planned annual deficit is 27,260 €, which is significantly lower than in previous years. The planning costs for the renovation of toilet facilities were reduced from 200,000 € to 100,000 €, while the funding remains at 75%. At the same time, the feasibility study for the pier was increased by 20,000 €.
The liquid assets of the municipal enterprise show a stable development, with the profit carryforward fluctuating slightly in the coming years. The total revenue is planned at 3,255,300 €, and the total expenses at 3,226,040 €. Spa contributions and tourism tax are important revenue sources, with stand fees planned at 68,000 €.
The municipal council will finally decide on the business plan on 26.03.2026. The administration recommends maintaining the planned budget of 100,000 € for the toilet facilities, even though the costs have been reduced.
Outlook: Stability, Sustainability, and Citizen Orientation
March 2026 shows that Graal-Müritz is on a clear course: sustainability, tourism development, rent control, and financial stability are the central themes. The municipality is looking at both long-term climate adaptation and the social compatibility of housing planning.
The coming weeks will show how the rent register development progresses and what effects the coastal use concept has on the tourism strategy. It is also expected that the renovation of toilet facilities and the modernization of housing will take on concrete forms in the coming months.
Graal-Müritz proves: even in a small town, it is possible to master municipal challenges with clear strategies, transparent planning, and citizen participation.
