The southern section will be converted into a "special area for large-scale retail for local services / housing," while the northern section will transition into "residential construction land."
The planning considers the city of Dortmund's retail master plan, which ensures comprehensive local services. The planned grocery store, with a sales area of up to 1,100 m², will be realized as a discount store in order to increase local spending and relieve central service areas. At the same time, a central green area will be created as an identity marker for the district.
ALDI Store on Märkische Straße: Urban Reorganization
Another central project is the second amendment to the zoning plan InO 109 on Märkische Straße/Heiliger Weg. Here, an existing ALDI store will be expanded and supplemented with a new residential and commercial building. The discount store's sales area will increase from 700 m² to 1,500 m², with a planned green flat roof and rooftop greening. Ground-floor retail spaces will be located in the residential and commercial building, while the upper floors will contain up to ten residential units.
Access will be via Heiliger Weg and Feldstraße, with the previous driveway on Märkische Straße being closed. The parking area will be reorganized and expanded to 78 parking spaces. The planning also considers climate protection aspects such as the integration of renewable energy and rooftop greening.
Climate Protection and Barrier-Free Planning as Planning Principles
Both the development of the residential district at Kirchhörder Bach and the reorganization of the ALDI location place climate protection and climate adaptation at the center. Both projects are part of parallel procedures, in which changes to the land use plan and zoning plan procedures are conducted simultaneously. In addition, environmental reports are prepared, and the public is involved early on.
Urban development planning also considers the principles of gender-sensitive planning and the requirements of the North Rhine-Westphalia Equality Act for People with Disabilities. Barrier-free accessibility is a central concern, particularly in relation to the design of traffic infrastructure and construction structures.
