Nordhorn: Urban Development and Construction in April 2026 – Planning, Environment and Infrastructure in Focus
In April 2026, the city of Nordhorn made numerous significant decisions in the areas of urban development and construction. Urban Development Impulses and Future-Oriented Planning
The city of Nordhorn demonstrated itself as an active player in urban development in April 2026. With the planning of a multi-purpose hall at the Sportpark and the elaboration of development plans such as B-Plan 102.6 "Ebbinkstraße", Nordhorn is focusing on a future-oriented, yet climate-compatible approach to construction. Special attention was given to social, ecological, and architectural aspects.
Multi-Purpose Hall at the Sportpark: Sports, Leisure, and Catering in One
The planned multi-purpose hall at the Sportpark is a central project that combines both sporting and social functions. The hall includes:
- Trampoline and indoor park (approx. 2,000 m²),
- Padel sports center with 4 courts (1,100–1,200 m²),
- Catering area (600 m²),
- Supporting rooms (700–800 m²),
- and a total area of 4,500 m², including 1,000 m² for future expansions.
The hall will reach a height of 12 meters and will feature a striking façade in RAL 9005 (Deep Black) with RAL 9030 (Traffic Red) accents. However, the project has faced criticism, particularly regarding the number of parking spaces – only 36 are planned, although approximately 94 are required. Nevertheless, funding is expected from the state of Lower Saxony, which makes the implementation of the plan likely.
Residential Planning: Development Plan Ebbinkstraße
Another central topic was the construction of two multi-family buildings with a total of 40 apartments in the residential area of Ebbinkstraße. The living area is located in a General Residential Zone (WA) and will be accessed via Ebbinkstraße. A total of 40 parking spaces are planned, some of which will be landscaped. Another important criterion is the compliance with affordable housing requirements according to the NWoFG – 10% of the net floor area is reserved for this purpose.
In addition, municipal regulations such as height restrictions (maximum eave height of 9.5 m, ridge height of 11.50 m), roof greening obligations, and tree and nature conservation measures have been defined. Existing trees such as oaks and ashes must be preserved, and in the case of removal, replacement planting is required.
Environmental and Noise Protection: Sustainability as a Criterion
The city of Nordhorn is pursuing sustainable planning in new construction projects. Thus, noise protection measures were considered for the multi-purpose hall and the Ebbinkstraße development plan, including the installation of a noise barrier in the northeast. In the southwest, this is omitted due to structural changes. The noise calculations were carried out using the software SoundPLAN 9.0, ensuring that the assessment levels comply with the reference values.
In addition, roof greening is mandatory for flat-roofed buildings, and fencing is only permitted in the form of native shrub hedges. The Tree Protection Ordinance as well as regulations under the BNatSchG and NAGBNatSchG must be observed, ensuring the ecological compatibility of the projects.
Infrastructure: Access and Traffic
In the area of access, the city of Nordhorn remains cautious. New construction projects will use existing traffic areas, and no new cycle or pedestrian paths are planned. Nevertheless, a parking space concept for the city center and the station area has been initiated, aiming to reduce parking search traffic and integrate digital payment methods as well as bike traffic connections.
Another project is the replacement construction of a pedal boat rental at the Vechtesee, which will be equipped with a photovoltaic system. This project is part of the "Water City Nordhorn" strategy and is supported by tourism promotion.

April 2026 marks a significant step for Nordhorn in urban development.
