Zoning Plan No. 46: Reduction of Residential Area in Favor of Green Spaces

One of the central decisions in March 2026 was the partial revocation of Zoning Plan No. 46 in the area of Oedenstockacher Straße. With an area of approximately 0.89 hectares, it was decided to reserve this land for green space or agricultural use in the future. The municipal council approved the decision with a vote of 12:5, and the building committee with 6:1.

The administration was tasked with contacting the landowners and engaging a planning office. This step shows how Putzbrunn is ready to respond flexibly to urban development needs—even if it means rethinking existing zoning plans.

Notably, exemptions were granted for roof overhangs, balcony overhangs, and GRZ (gross floor area ratio) exceedances. For example, in the renovation of a single-family house in Plot No. 457/14, a double garage and partial attic conversion were approved.

The approval of a change in use from a daycare facility to office space (Plot No. 633/3) also included clear municipal requirements—such as green space regulations and the number of parking spaces. These projects illustrate how Putzbrunn mediates between urban needs and urban planning order.

Residential Development West of Zugspitzstraße: A New Zoning Plan in Draft

One of the larger drafts of the month is the Zoning Plan "Residential Development West of Zugspitzstraße" (No. 77), which will be applied in the district of Waldkolonie. The draft aims for a moderate densification without destroying the original settlement character from the 1960s. The requirements for roof shape, roof slope, and wall height are based on previous regulations from the meeting in October 2025.

The city has set clear requirements: only one residential unit per building is allowed, with the exception of a guest apartment of up to 40 m². This zoning plan is a step toward sustainable but not excessive densification—a model currently being discussed in many cities.

Sustainability and Urban Planning: Solar Panels, Green Spaces, Drainage

Sustainability was a major focus in Putzbrunn in March 2026. The city required builders to equip at least 30% of the usable roof area with photovoltaic systems—a rule that also applied to ancillary buildings. In addition, regulations were introduced for extensive green roofs and the use of rainwater for garden irrigation.

Putzbrunn also remained consistent in its green space policies: plots larger than 300 m² must plant at least two trees and three shrubs. Stone or gravel gardens are prohibited, and the greening of house façades is encouraged. These measures are part of a comprehensive strategy to improve the urban environment and combat climate change.
