Numerous projects – from the redevelopment of existing buildings through the construction of new residential and commercial properties to infrastructural renovations – reflect the diverse challenges and opportunities of urban development. Multi-Generational Housing: A Step Toward Social Integration

A central project of the month is the construction of a multi-generational housing complex (MGH) at Poinger Straße 28a. With four residential units and integrated community and commercial spaces, the project aims to foster stronger intergenerational connections.

The planning is subject to strict building and fire protection regulations. A fire protection certificate is required, and the building height as well as the parking situation must comply with the requirements of the regional building description. The project costs amount to approximately 1.05 million euros, divided between the rough structure (45%) and finishing work (55%).

The redevelopment of existing sites and the creation of social and commercial spaces show how Kirchheim is responding to the challenges of demographic change. At the same time, the city is also preparing for future challenges such as digitalization and the needs of an aging population.

Redevelopments and New Construction: Flexibility in Urban Planning

In addition to the multi-generational housing complex, further redevelopment projects were in focus. One example is the conversion of a retail space at Glockenblumenstraße 15 into an outpatient ophthalmic surgery center. This project highlights the flexibility of Kirchheim’s urban planning, which allows existing spaces to be used for new, medically necessary purposes.

Another project involved the conversion of a commercial space at Räterstraße 22c into a residential unit on the ground floor. Such projects are particularly significant in central urban districts, as they contribute to the better use of limited space while also meeting the demand for housing.

Infrastructure: Streets and Traffic Safety

In the field of infrastructure, renovation measures were carried out on Heimstettener Straße and Pfarrer-Caspar-Mayr-Platz in March 2026. With a total cost of 875,000 euros, the road surfaces were renewed to increase traffic safety and improve drainage.

These measures show how important it is to continuously maintain infrastructure even in smaller cities. In particular, in shopping and pedestrian zones, well-maintained street surfaces are crucial for attractiveness and safety.
