The Europaplatz – A New Urban Development Focus
The former bus station area at the Europaplatz is now a central building block of Tübingen’s urban development. In April 2026, the guidelines and constraints for an architectural and open-space competition were decided. The goal is to develop a permeable, climate-adapted quarter in which residential, commercial, retail, and gastronomic functions intersect.
The 1.08-hectare area will be designed according to variant V7.2, in which 50–60% of the land will remain unbuilt. The constraints for building land use are clearly defined: between 11,250 and 15,000 m² of above-ground gross floor area (BGF), building heights of 4–8 floors, and a building footprint of 2,000–3,300 m². The open spaces are dimensioned at 2,700–4,000 m² and are intended to contribute as green-blue open spaces to urban climate adaptation.
A particular focus is placed on the integration of climate-friendly construction methods, such as connection to the district heating network and the use of hybrid timber construction. The competition itself is accompanied by a support forum that ensures public participation and aligns the community's proposals with the criticism from the local population.
Uhlandstraße Gymnasium Hall: Renovation and Expansion with Future Potential
The renovation of the Uhlandstraße Gymnasium Hall, a building from 1972, is another central project that was decided in April 2026. The hall was in a catastrophic condition – inadequate ventilation, deteriorated roof structure, and poor energy efficiency made a complete renovation unavoidable.
The city decided on Variant 1b, which combines the general renovation of the hall with an expansion in the G9 area. The construction costs amount to approximately 17.5 million euros, with a construction period of 22–24 months. Particularly worth noting is the integration of a photovoltaic system on the roof, which contributes to CO2 reduction. In addition, a heat pump was planned for hot water generation, significantly reducing energy consumption.
The expansion in the G9 area is based on a timber construction method and will house classrooms and course rooms in two upper floors. The expansion is designed modularly and could also be realized without the renovation of the hall, creating flexibility for future needs.
Transitional Housing for Refugees: Pfrondorfer Strasse 36
Another project decided in April 2026 is the repurposing of the building at Pfrondorfer Strasse 36 as transitional housing for refugees. The building, which is transferred from the Students’ Union to GWG Tübingen, will be renovated in the coming months and accommodate up to 68 people.
The renovation is part of the city's long-term strategy to ensure long-term and socially acceptable refugee housing. The renovation costs amount to approximately 1.57 million euros. The city acquires the building through a ten-year lease and pays an annual rent of approximately 62,000 euros.
The renovation measures include fire protection, electrical installation, ventilation, safety lighting, and surface renovation. The building envelope will also be renewed, and a new laundry room as well as shared kitchens will be created. The goal is to create a neighborhood that not only provides housing but also enables social integration.
