Urban Development in Bad Waldsee: Road Construction, Land Use, and Environmental Measures in April 2026

In April 2026, the town of Bad Waldsee focused intensively on urban development and construction planning. The central topics were road construction, changes to the land use plan, and environmentally sound building measures. An overview of the most important decisions, backgrounds, and consequences.

Road Construction and Access: The Final Development of Carlensteichweg

The Carlensteichweg, which has so far been only temporarily developed, will be finally constructed in April 2026. In the 13th session on April 27, 2026, a planning decision (SV-80/2026) was made, assigning the planning in the HOAI performance phase 3 to the engineering office Kohler in Berg. The funding is provided from the budget account I5410-2210.

The development includes the closure of sidewalk gaps, a varying road width, and the avoidance of truck turning possibilities. A central role is also played by the obligations of the adjacent property owners, triggered by access contributions. The road is a decisive step for the long-term access to the city area and simultaneously improves traffic quality.

Changes to the Land Use Plan: From Field to Fire Station

Another central topic was the 22nd amendment to the land use plan for the new fire station in Michelwinnaden. On parcels 401 and 456, north of Haslachstraße, an area of approximately 0.26 hectares will be converted from "green area" to "public need area." This procedure was carried out in parallel in accordance with § 8 Abs. 3 BauGB with public consultation and completion of the environmental assessment.

The area consists of arable land from the reserved area I, which does not include any brownfields or geosites. An adjustment to the landscape plan is necessary, but no Natura 2000 or FFH areas are affected. The protection of soils and the water cycle remain a focus of the planning.

Environment and Sustainability: Soil Protection and Ecological Compensation Measures

The town of Bad Waldsee implements environmentally sound measures in its construction planning. For the land use plan amendment in the "Lohbühl I – Expansion" area, compensation areas have been planned to offset ecological impacts. These measures are part of the environmental assessment and also include protective measures for bats, red kites, and amphibians.

The planning aligns with the goals of the State Development Plan and the Lake Constance Upper Swabia Regional Plan. Particularly noteworthy is the focus on climate-friendly construction methods, short distances, and the preservation of green spaces. Soil use is handled sparingly, and brownfields are considered in accordance with the BBodSchV regulations.

Outlook: Sustainability and Future-oriented Urban Development

With its April 2026 decisions, Bad Waldsee is sending clear signals for sustainable and future-oriented urban development. The development of roads, the creation of new residential areas, and the integration of environmentally sound measures show how the town is responding to the challenges of housing demand and climate change. The collaboration between urban planning, nature conservation, and local residents is a sign of a participatory and transparent planning process.

The next steps now include the public consultation of the draft plans and the final decision in the Joint Committee. The town has thus set another milestone on the path to a sustainable and livable city.
