In May 2026, a significant step was taken in the city administration: the lease agreement between the city of Leipzig and Deutsche Post Immobilien GmbH at the agra Messepark was terminated and retroactively revised as of 01.05.2026. The new contract provides for a fixed rental period until 30.04.2031 and brings significant changes regarding rent, maintenance obligations, and space utilization.

The rent for commercial areas has been increased from 5.20 €/m² to 6.50 €/m². For parking spaces, the monthly fee has been raised from 20 €/unit to 50 €/unit. As a result, annual payments rise from 37,106.04 € to 57,825.84 €. Overall, the new contract generates additional income of 165,758.40 € over the minimum rental period.

Distribution of Duties and Costs

A central aspect of the contract revision is the transfer of maintenance obligations to Deutsche Post. The tenant is now required to carry out maintenance work up to a value limit of 1,500 € per individual case themselves. The annual total cost burden from maintenance expenses is limited to 10% of the annual net cold rent. Additionally, the tenant is responsible for the maintenance of technical systems, with the exception of the heating system.

The expansion of outdoor parking areas, which became necessary due to the expansion of the delivery vehicle fleet, is also financed by Deutsche Post. After the contract ends, the city of Leipzig will take over the areas without any demolition or compensation obligations.

Financial and Administrative Impacts

The increase in rental income serves the city of Leipzig's budget consolidation until 2031. The planned revenues from the lease agreement are budgeted under the number 1.100.11.1.3.05.06 and total 462,606.72 €. The contract requires a decision by the Real Estate Committee, and a presentation has already been prepared for the hearing in the SBB Süd on 24.06.2026.

After the fixed rental period expires, it is planned that the rent will be adjusted again. This allows the city of Leipzig to adapt to future market conditions and ensure long-term financial stability.
