Urban Development in Bodenheim: Planning, Costs, and Future Visions in February 2026

In February 2026, the Verbandsgemeinde of Bodenheim took decisive steps in urban development. With the planning of a new fire station, the expansion of the land use plan, and the discussion about a future location for a teaching swimming pool, new projects are shaping the future of the municipality. In this blog article, we explore the backgrounds, costs, and opportunities of these developments.

Urban Planning Decisions in Bodenheim: February 2026

In 2026, the Verbandsgemeinde of Bodenheim began setting the course for a future-oriented urban development. In February, several projects were approved that are of great importance in terms of infrastructure, social and ecological aspects. From the merger of two volunteer fire departments through the amendment of the land use plan to the planning of a new teaching swimming pool – the agenda was extensive and multifaceted.

Merger of Volunteer Fire Departments and the Construction of a New Fire Station

The merger of the volunteer fire departments of Gau-Bischofsheim and Harxheim, effective from June 24, 2026, marks a milestone in urban safety planning. The new unit will be named "Volunteer Fire Department Gau-Bischofsheim|Harxheim" and will be based in a new joint fire station located west of K 47 at the northern edge of Lörzweiler.

This new construction is not only a logistical optimization but also a significant financial undertaking. The feasibility study showed that the total construction costs amount to approximately 7.1 million euros, with additional funding planned from the district of Mainz-Bingen. The location was carefully evaluated: it is situated outside residential areas, minimizing noise pollution, and offers sufficient space for vehicle storage, workshops, social areas, and a training yard.

The planning also takes into account future expansions, such as for the district's disaster relief services or the Lörzweiler fire department. However, the sealing of the area is high – about 62% of the site is built up – indicating the need for environmentally friendly infrastructure.

Land Use Plan 2035: Setting the Course for the Future

The Land Use Plan 2035 is a central instrument for long-term urban development in Bodenheim. In February 2026, the first amendment to this plan entered public discussion. The plan includes, among other things, the designation of areas for the new fire station, the expansion of the barbecue and motorhome parking area by the Rhine in Nackenheim, and the adaptation of the "Küchelberg" area.

Special attention was paid to public and official involvement. The consultation process took place from November 14, 2025, to January 9, 2026, and was marked by a broad response. Statements from authorities such as DFS Deutsche Flugsicherung, the Federal Network Agency, and EWR Netz GmbH generally showed no objections, although suggestions regarding distances for wind turbines and protection strips for power lines were taken on board.

A particular focus was also on flood protection. The planned motorhome parking area on the Rhine is located in a flood-prone area. Here, planners have implemented precautionary measures such as the installation of warning signs and early evacuation in the event of flooding. The sealing of land in this area is strongly limited, which strengthens flood protection.

Teaching Swimming Pool Planning: Location, Costs, and Benefits

Another project that was in the spotlight in February 2026 was the planning of a new teaching swimming pool. The Verbandsgemeinde of Bodenheim has chosen the location of the Grundschule Nackenheim elementary school as the site. This location was selected as the best option because it is centrally located, is publicly owned, and offers good connections to schools and public transport.

The costs for the project are around 4.8 million euros, with the planning emphasizing flexibility: a lift floor that divides the pool into different areas and a technically modern equipment will allow both school swimming and club activities. Completion is planned for the third quarter of 2029, which means the new construction will influence discussions on education and sports in the coming years.

Population projections for Bodenheim show that the number of residents will increase by almost 9% by 2040. At the same time, school development has shown that swimming lessons are the responsibility of the schools, which underlines the need for a centrally located teaching swimming pool. The demand for lane hours is high, especially in the primary school level, which further reinforces the need for indoor swimming pool infrastructure.

Outlook and Challenges

The developments in Bodenheim show that urban development in the coming years will be strongly shaped by infrastructure projects and land use decisions. The merger of the fire departments and the construction of a new fire station are not only symbolic but also a sign of future-oriented planning of the safety structure in the region. At the same time, the planning of the teaching swimming pool is another step to meet the needs of a growing population.

The challenges mainly lie in the balance between urban development and environmental and nature conservation. The sealing of land, distance regulations to railway infrastructure, and the need for noise protection measures show that planning must always be carefully balanced.

In the future, it will be important to involve citizens early in the planning process and to further enhance the transparency of decision-making. The experiences with the Land Use Plan 2035 show that broad participation and a clear communication process are crucial to gaining acceptance for urban projects.
