The city wants to ensure that urban development planning does not have a negative impact on traffic quality.
Requirements regarding fire department access and maneuverability under § 5 of the North Rhine-Westphalia Building Code 2018 were also considered. The fire protection services confirmed that fire water supply is secured via existing withdrawal points. Nevertheless, fire protection requirements may arise from future development, which must then be assessed in the building application process.
Greening, Landscape Protection, and Compensation
Another focus was on greening and the protection of the landscape. The plan includes regulations for greening, especially along the Postweg and towards the golf course. The two willows at the ditch should be preserved. At the same time, greening in the eastern area is intentionally not fully implemented to maintain the visual connection from the hotel to the golf course.
The landscape plan of the Wesel district was also considered. Contradictory provisions of the landscape plan become invalid upon the entry into force of the zoning plan. In addition, suggestions regarding compensation balances were taken into account, especially in the planning of compensatory plantings. These must be clearly marked to avoid future conflicts.
