Urban planning and development are crucial components for a city's future viability. In Essen, the year 2026 is marked by significant changes: renovation projects, ecological construction measures, and the expansion of infrastructure are in the foreground. At the same time, the protection of trees, bats, and other species is being strengthened. Below, we show how these topics are interconnected and what impact they will have on the city.
1. Renovation Project "Am Bögelsknappen 1": Harmony Between Old and New Construction
The project "Am Bögelsknappen 1" is a prime example of current developments in the urban landscape of Essen. It combines the renovation of an existing villa with the new construction of two elliptical residential buildings that feature an underground garage (U1/U2).
Planning began in August 2023 with several adaptations to outdoor facilities, drainage systems, and topography. The setback areas and drainage were fully recorded by 2023. Special attention was given to the ground servitude for gas and water supply lines of Stadtwerke Essen AG, which were established on plot 119.
The goal of the project is to create a modern, energy-efficient residential development that is integrated into the urban environment while simultaneously improving infrastructure.
2. Ecology in the Construction Process: Trees, Bats and Protective Measures
The city of Essen is pursuing a sustainable construction approach that serves not only people but also nature. In the project area, 80 trees were documented – including chestnuts, maples, and oaks – and 17 native high-stem trees have been planned for replacement plantings.
Special attention was given to the protection of bats, particularly the common pipistrelle, whose roosts were identified in the façade. To protect them, at least 10 replacement boxes are planned, with five serving as year-round roosts. Installation is scheduled for late winter and early spring 2026.
In addition, an ecological construction supervision is required to carry out the demolition work in line with nature conservation regulations. The city of Essen closely cooperates with the local nature conservation authority in this regard.
3. Infrastructure and Technology: Underground Garage, Ventilation and Utilities
Infrastructure plays a central role in modern construction projects. In the "Am Bögelsknappen 1" project, the underground garage U1/U2 is not only a logistical necessity but also part of the overall concept. It includes ventilation systems, access routes, and a fire department access for safety and accessibility.
In addition, supply lines in DN sizes 300, 250, and 308 as well as handover shafts have been planned. The material selection – asphalt, paving stones, tar, and bamboo – as well as technical details such as insulation thickness (0.18 m) and the integration of heat pumps show that Essen is relying on innovation and energy efficiency.
4. Legal Foundations and Planning Details
The planning of the project is closely tied to legal requirements. The plots (Parcel 56, Grdb 003010, Plot 118/119) and the setback area calculation according to §3 Paragraph 2 BauPrüfVO are part of the official site plan. In addition, the ground servitude for supply lines is a central legal component.
The planning documents have been updated several times: The original site plan was created on 10.11.2022 and revised several times until 2025. The construction drawings were based on the project entry from 30.07.2025, with a site inspection with the local nature conservation authority taking place in February 2023.
