With the expansion of the Hafen Nord industrial area and the rezoning of land in the district of Vierraden, the town is sending clear signals for economic development. At the same time, public involvement and compliance with legal and ecological requirements remain a central element of the planning process.

Expansion of the Hafen Nord Industrial Area: Growth in the Peripheral Zone

The expansion of the Hafen Nord industrial area is a central component of urban development in Schwedt. With a planned land requirement of approximately 12.2 hectares, the town will secure additional commercial and industrial land. These areas are currently largely used as earth storage sites and are to be rezoned into an industrial area according to § 9 of the Building Use Ordinance (Baunutzungsverordnung).

The expansion is part of the "Future Concept Schwedt/Oder 2030+" and the "Commercial and Industrial Land Concept," which provide long-term development perspectives for the region. The infrastructure is already in place, strengthening the location's attractiveness. At the same time, attention is paid to accessibility, emission protection, and nature conservation – criteria that were intensively evaluated in the preliminary investigation.

Land Use Plan Amendment in Vierraden: From Farmland to Industry

In the district of Vierraden, a procedure for amending the land use plan was initiated. The goal is to convert agricultural land and compensatory areas into commercial construction land. The scope of application lies north of Hafenstraße and the existing Hafen Nord industrial area.

This procedure is carried out in the standard procedure with public participation and environmental review according to § 2 of the German Building Code (BauGB). The amendment provides the planning basis for the establishment of new companies and is thus a step toward the economic stabilization of the region. The implementation is being carried out in parallel with the zoning plan procedure, creating legal certainty and planning reliability for investors.

Participation and Transparency: Public Meetings and Committee Processes

The town of Schwedt is relying on broad participation by the population and local advisory councils. In February, public meetings of the local advisory councils of Vierraden and Gatow took place, in which the land use plan amendment and the zoning plan were discussed.

In addition, a new version of the rules of procedure for the town council was adopted. This reform is based on the Brandenburg Municipal Constitution and establishes clear rules for committee work. The introduction of an Elders' Council and the mandatory use of the meeting management system "SessionNet" are intended to increase transparency and efficiency.

Further Urban Development Projects: Modernization and Culture

In addition to industrial developments, other urban development projects were also in focus. The modernization of Berliner Straße was unanimously recommended, and the dredging of the Holzhafen was decided as a supplement to the construction decision.

Special attention was given to the neighborhood development at Bollwerk. The CDU faction requested the development of a cultural site with a cinema, hotel, and residential space. The aim is to strengthen the old town and revitalize the inner-city economy. Another project concerns the former fire station location on Heinersdorfer Straße, the urban development use of which, including the integration of the city museum, is being discussed.

At the same time, the transparency of the processes and the inclusion of citizens remain crucial to gaining long-term acceptance and trust in the planning.
