The Local Council argues that a medium-sized supermarket with a sales area of over 800 m² would make economic sense, as it could draw on a basic demand of 3,000 residents and generate annual revenues of up to 25 million €. At the same time, a large logistics warehouse with a ground area of 100,000 m² is being critically reviewed, as it could endanger the character of the industrial zone and significantly increase traffic congestion.
Housing Shortage: What to Do Against Out-Migration?
In parallel, the Committee for Urban Development, Construction, and Rural Development held a meeting on April 14, 2026, focusing on the urgent need for housing. Potsdam is experiencing a growing demand for affordable housing—especially for families. According to statistics, more families moved out of Potsdam to the surrounding areas in 2021, as the private housing market hardly offers suitable options. In addition, the demand for housing is enormous: 329 applicants per available unit and over 27,000 inquiries with only 82 offers illustrate the scale of the problem.
Political Measures: How Can Potsdam Respond?
The city has initiated first measures to ease the housing market. The Mayor will present proposals for the review of municipal standards and regulations by Q3/2026 at the latest, in order to facilitate cost-effective construction. In addition, serial procedures will be used, the land development model will be further developed, and new areas will be made available. The goal is to strengthen the social housing market and improve access to affordable housing for middle-income households.
