Urban Development and Construction in Dießen: Focus on Zoning and Energy
In February 2026, a pivotal meeting of the Building and Environmental Committee took place in Dießen, setting key impulses for the city's future development. Numerous construction applications, zoning plan modifications, and energy projects were discussed and partially approved or rejected. These decisions reflect the current dynamics of urban development and demonstrate how Dießen is responding to growing housing and energy needs.
Zoning Plan Modifications and Industrial Zones
A central topic was the 2nd amendment to the zoning plan "Dießen V u – Industrial Area west of Lachener Straße." The amendment affects the plots FlNrn. 987/16, 987/28, and 987/42 and aims to further structure the industrial area and adapt it to future requirements. The Building and Environmental Committee approved the preparation for the evaluation of comments. Special attention was given to the underground car park access from the western side, which will be redesigned and greened in the future to improve the city's appearance and sustainability.
New Housing Construction and Use Changes
Several new housing projects were also discussed. The construction of a 4- to 5-unit residential building at Bannzeile 38 (FlNr. 1654/4) for use as holiday flats and private housing was rejected, indicating critical discussions on the balance between tourist and permanent housing. At the same time, the construction of three twin-family homes in Johannisstraße was approved, showing that Dießen recognizes the need for affordable housing for families.
The change of use of a former staff housing building to office space in St. Georgen was also presented, with the municipal consent granted. Such flexible use adjustments serve to adapt to changing economic and social needs.
Energy Projects and Sustainability
Another focus was the construction of battery storage systems, particularly in the area of Vogelherdweg (FlNr. 699) and Vogelherdstraße 11 (FlNr. 701). Although municipal consent was granted, the construction applications were rejected as they still awaited a positive assessment from technical authorities. This shows how carefully and sensitively Dießen is handling new energy infrastructure and relying on consistent technical evaluations.
Building Regulations and Soil Protection
Discussions in the Building and Environmental Committee also highlighted that soil conditions and water management are increasingly being integrated into planning. In several cases, rainwater retention facilities were named as mandatory, especially in areas with impermeable soils (e.g., clay). The municipality requires developers to independently assess soil conditions, increasing the pressure on private property owners, but also contributing to long-term stability and sustainability.
Outlook: How to Proceed with Urban Development?
The decisions made in February 2026 show that Dießen is focusing on a growth-oriented yet sustainable development approach. The balance between housing, industry, tourism, and energy infrastructure remains crucial. Furthermore, the handling of natural resources, especially water and soil, is being designed with increasing sensitivity. In the coming months, it will be important to implement the approved projects and reconsider the rejected initiatives in order to ensure the city's identity and quality of life in the long term.
